[ARCHIVED] Press Release - Redevelopment of Former Hopkins Cinema 6 Property Moves Ahead

Hopkins, MN – At their September 6 meeting, the Hopkins City Council approved a Planned Unit Development (PUD) Agreement for the Enclave Companies’ proposed redevelopment of the former Hopkins Mann Cinema 6 Movie Theater located at 1118 Mainstreet.

Enclave Companies’ plans for Ovation Apartments, initially referred to as Hopkins Apartments, includes a four-story, 150-unit mixed use building with 67 alcove, 22 studio, 47 one-bedroom, and 14 two-bedroom market rate apartments; and 5,382 square feet of commercial space on the ground floor accessed from Mainstreet.  

The City Council approved the rezoning of the site from B-2, Central Business District to B-2, Central Business District with a Planned Unit Development in exchange for the project delivering sustainability features including rooftop solar and electric vehicle charging stations, a new pedestrian connection from 12th Avenue South to 11th Avenue South, three pedestrian level art installations, and a building design that is beyond minimal underlying zoning requirements.

“The former Hopkins Cinema 6 property fills nearly an entire block of downtown real estate along Mainstreet, and has been shuttered and vacant since 2020,” said City of Hopkins Director of Planning and Development Kersten Elverum. “The City is glad to see the development process moving forward, and is excited for the new opportunities it will bring to Hopkins.”

Enclave Companies plans to demolish the vacant theater building before the end of the year and begin preparing the site for construction.
